However, this rate can be slightly higher or lower depending
on criteria including credit score and loan-to-value.

| Our standard loan includes a fee of
5 (five) points. We can roll all of these points into
the loan subject to meeting our standard loan-to-value
criteria. Over time, borrowers with experience, high
credit scores, or additional funds brought to closing
can earn a discount or rebate on a portion of these

| Our standard loan term
is for 12 (twelve) months. We do offer shorter term
financing. However, we believe our clients should choose
a loan program (and lender) that will allow them the
time to renovate and re-sell or refinance a property
with an additional time cushion for potential issues
that might arise during the project. |
